Hello, I’m a resident at Silver Lakes and I am very happy with FPI and I am very happy with how professional the guards are and how polite they are with other residents. The Guards are always on point and can’t complain. Thank you FPI for the amazing Team that we have here!!!

Incompetent, rude security officers who watch the gate. The ones in the car are courteous but the ones at the gate think they are better than you. Today, I went into the community through the east side - which always has problems with the scanner. The car in front of me could not get through bc of it; then I could not either. Pierre started to scream at me in front of maybe 10 cars behind me and a line at the guest house.. He said I would have to go to the club house and that he will not let me in. He continued to scream at me as if I was his child. He is outrageous and entitled - EXTREMELY RUDE, unprofessional and he think he owns the gate just bc he is sitting there. I was with my mother in the car and she will be reporting this to all of management. HIRE BETTER EMPLOYEES WHO DO NOT THINK THEY ARE BETTER THAN ANYONE ELSE.

Bully tactics. They tried forcing people to pay management for an open to public gathering by the pool. They also take photos of your ID with their private cellphones ( ID theft possibility). At the entry gate every guard is on their cellphone texting or talking. They harass the owners and allow street mechanics to fix their cars in front of residences. Living with them as your security force is like living with corrupt military State. They need to know the law and not forcibly stop and question residents. They violated people’s civil rights.

If you get nothing out of this review other than this first sentence do this: Record all interactions allowed by state law, get everything in writing, and setup cameras aimed at the road to protect yourself from FPI. Do not trust them to live up to promises, and I strongly suggest that no one hire them for security purposes. If you have, audit your situation with them and confer with your residents about how they actually feel. Personally, I would MUCH rather pay for an actual police detail, with a highly trained police officer, rather than FPI. In my experience, many but not all employees of FPI are rude, corrupt, lie, and/or are incompetent. Those bad actors seem to have a chip on their shoulder and take it out on their customers, the residents (HOA hires a management company that hires FPI but the HOA is run by the Residents and management companies work for the HOA, and can and have been fired. Residents are the customer). There are a few good employees of FPI, but they have been few and far between in most of my interactions. FPI patrols my neighborhood. Our biggest issue is the lack of street parking. I have been assured time and time again that people taking 15 to 20 minutes to pick up and drop off people would not be problem, and that they are focused on long term overnight parking that could impeded rescue vehicles. That would be reasonable, but has not been true in my experience. They appear to sticker any vehicle at any time, regardless of circumstances. The sticker is placed in a manner that would impeded the driver's vision, and may require professional cleaning to properly remove. Moreover, in my opinion, they lack sound judgement to reasonably sticker vehicles, and have caused many neighbors I have talked to to be afraid to have guests come to their homes. In my experience they fail to take situations such as cleaning driveways or HOA ordered construction that impedes a driveway into account. But it is worse than that. I truly believe that FPI has placed an undue burden and danger on residents. During the pandemic, I was out in my boat with my family (we live on the lake). This was fully allowed and legal by both the actual governing agencies and the HOA. FPI contacted the police, lied or incorrectly told to them I was trespassing on the lake. This caused a disturbing encounter with Pembroke Pines Police that didn't resolve until I revealed I was, at the time, also a Police Officer for neighboring city. I have no doubt that I would have faced legal consequences that could have endangered my family had I not had the knowledge and training to navigate that situation. Bottom line: To the few good and honest employees at FPI, I wish you well and salute your efforts to maintain friendly and professional interactions. However, as a whole FPI has is not to be trusted. Additionally, if you get a sticker that requires substantial and professional cleaning, consider billing FPI for the damage and/or taking them to small claims court to recover your costs.

December 2023 This evening, my fiance left his trunk open, and two FPI guards noticed it, called me, and made us aware. They asked if we had anything in the trunk because it was empty. Luckily, he had brought everything into the house. I genuinely felt like they cared about our safety and our property. I am so grateful for this amazing team. You are all doing an excellent job! Sept 2023 I would like to recognize Guard Mathew Young & Captain/ Director Franklin for going above and beyond to ensure my safety in Pembroke Falls. I have never felt more safe due to their professionalism and actions. I am a Retired Army veteran, and I salute you both!
